You seem like a smart guy who is motivated.

We both have always had an interest in real estate as investment opportunity but felt intimidated to give it a shot.We are both ambitious,smart,handy and creative thinkers.. we are ready to make a change and start investing so that we can give our (6!)

I would suggest getting a W2 too, it sounds like you have a few pieces of paper that say you’re smart.

I want to do this the smart way by buying a multiplex.

Remember, a lot of smart people are saying a recession or market correction is coming, it wouldn't be the end of the world if you just saved up and started after prices eventually fall.

I would go one step further (and I am admittedly biased here) to encourage you to get smart on your other areas of interest (for me that is self storage 100%) before diving in.   

I know that young people today can spend the majority of their time on ther devices instead of interacting with the people and places around them but by removing the common areas you are forcing these students to spend all of their time at home in their rooms.
