So let's say that you've got a house for sale and you accept a buyer's offer contingent upon the sale of a property they own.Then you get a cash offer from another party wherein their Realtor tells you that in your state, if you, the seller, gets a cash offer, then Buyer 1 has 72 hours to come up with their money or lose their contingent offer.Not getting anywhere looking this up, so BP is the go-to info machine.Something sounds off about this.....?

I love working with buyer agents because they usually already have a built relationship with their buyer investors.Yes, on the history tab, the most recent seller is listed, but either just a name or LLC name, no other info - and with the skip trace, it only has info for the current owner - not the last seller.

They should be mutual indemnification clauses.Here is typical language we propose and 90% of the time it is agreed upon, as it is short, sweet to the point and protects both parties: (note I am not an attorney and recommend you always have an attorney review any items in an agreement)Owner hereby agrees to indemnify and defend and hold Manager harmless from, and to defend Manager against, any and all claims, charges, debts, demands and lawsuits initiated against Manager in his capacity as Manager.
