Hey Joe,I looking for a lender that will do a 12 month loan on the following:List Price $150,000.00Purchase price $115,000Rehab cost $50.000 Total Loan amount $145,000 plus to be able to roll in interest and closing cost or seller help with closing.looking at loan for $165,000 LTV a little over 65% ARV $250,000 sold comps this year 250,000LTV $162,500 at 65%but i need the money down to be as low as possible.their terms are good but the money down is a bit high.Thanks

I am good at marketing and can probably find buyers and sellers but that rehab thing spooks me.

I do not think I tie a good time to invest in anything where the cycle is against you because values seem to be up and it tends to be a seller's market and it is hard to compete against cash buyers.You might have to do more offers to do as well before the cycle got in this place.  

What does " . . and must treat the seller as a customer, . . " mean? 

@Seth C.The discount rate depends on your market, how much demand there is for that type of security, the prime rate, etc.

Always more than the seller reveals.Stop reading crap like Rich Dad Poor Dad.  

I am a wholesale investor in the Houston market, I have been doing direct mail to get motivated seller leads, but I am not having a lot of response.

Net/net- high demand and high home prices in this area. 

@Dakoda SpencerIn that case I would probably see if the seller can pay your closing costs so that you come out of pocket less at closing.
