I bet the bank will regulate the appraisal (since this is a point of extreme liability for them they typically use an appraisal clearing house service that randomizes the selection of the appraisal from a certain pool of appraisers, so the lender needs/wants to use that clearinghouse service).

According to his first 2 messages, he selected my unit for significant cost-savings over his current rental.

Rentscreener seemed to be the only website that allows you to really customize an online application and select your own credit bureau.

If you do select that route I would make sure you have the right follow up infrastructure to nurture those leads so they dont die - they're 3% ROI typically. 

Provided you select a local team of independent, best-in-class service providers all focused on serving you with no conflicts of interest or under-the-table collusion, I see no reason to spend your hard-earned profits visiting the properties.

Hi All,I'm mostly a BRRRR investor but I'm in an interesting scenario where a few investments I recently acquired can be either good Holds or good Flips.I'm close to the point to select my finishes and was trying to decide which way I should go.
