I would say your best bet is to attend some local meet ups or seek out your local REIA.  

Great that all these vehicles are available for tax deferred/penalty free early withdrawal to finance a down payment.

If they decide to break the lease, however, then there should be something written in the lease about lease breakage penalties.

But note that the days notice required is different depending on the Good Cause you are seeking an eviction under.
