I think I am at a point in my professional and investing career where I do not want to increase my exposure to New York, I also don’t feel comfortable to seek investments out of state by myself (perhaps with a partner).

If you’ve got several units you can reasonably expect some to keep collecting rent, assuming you follow basic principles in terms of selecting a market, setting attractive market rates, seeking the best tenants, etc.

Yes it can be a pain if you don't want to do it, but if you are short on rehab money or just funds, it is a great way to make it pencil out since you are doing it yourself and saving the money.
