My suggestion here is for you to not advise home on any tax issues. 

I have discussed it with my insurance agent and he tells me the earthquake insurance for commercial policies in Indiana is way to expensive right now to be practical, he says there are changes to how those policies are done coming in August so we will be reviewing my policies then.

There are a lot of areas that are perfect for investing but a few that are not so great, and I would suggest avoiding.

Feels like slightly more risk not being able to screen tenants outside of their personal Airbnb ratings/reviews. 

I found much greater success cultivating relationships with my local brokers/agents and consistently reviewing material online. 

I suggest you have your own because we never know if verbo or airbnb change their policies and charge you more. 

Hello Everyone, I am a resident of Washington State but I am looking out for leads and suggestions on which states are good for BRRRR to invest in.

I would suggest looking into the Norfolk area or, specifically, the neighborhood of Green Run in VB (I own an LTR there and just got a buyer from here on BP an LTR in this neighborhood.).
