I really enjoy the property manager, they're getting 4.9 reviews for it and their team is great to work with.But I’ve only had a handful of profitable months, most of the time I’ve been paying either the mortgage myself or unexpected cleaning & maintenance bills, and my savings has run to zero, so it’s a big loss so far.

In another partnership we do 50/50 but if I also do all cash we pay me 10% on cash invested as if I were a private lender.

The only thing is some lenders will not lend on the setup so you would have to refinance when vacant as if it were a house or find a bank that does not mind.

@David Shelby check with your lender/servicer because you can often Quit Claim the property deed from yourself to a single-member LLC without vilating the mortgage due on sale clause.
