He frugal don’t sink all your cash into making the properties too nice .

I get properties like this on a daily basis from wholesalers and most of them claim to need 10-20k rehab, but the reality is they often need 40K+ and are worth maybe half of what needs to go into them. 

Check ceilings and under sinks for potential leaks. 

A buyer will knock you down to 110k because that’s reality.

I see the block on a 1940 wouldn’t compare to the quality of solid poured, yet I imagine even the solid poured have their problems of the weight being huge and might tend to sink overall a little more.

Im hoping to network with like minded people and make these intentions reality. 

We've done some improvements, but I could definitely sink $50K into a pool and another $20k into a new kitchen to help the value.

This could (read WILL) sink your investment. you need to account for management costs, maintenance, Capital Expenditures, etc.

When cleaning the cabinet below the sink and removing the liner paper, we found two moldy boards below the paper and a big hole below the two boards (See pictures below).
