He offered me a deal he had PRE NEGOTIATED, it was a SFR worth $50-55k (remember this is 1982-1983) for $55,000 with $5,000 down and owner financing of $50,000 over 20 years at the then unheard of interest rate of 7% ( new financing was available at 11% +).

Price optimized comps usually have occupancy around 70+% depending on the market.Projecting revenue is a bit mindbending, especially after 2020/21 when consumer behavior was very abnormal, but don’t let that scare you away from making a great investment - underwrite conservatively and you should do great!

Well-established investors have a few more opportunities for 100/100, but not much.It should reasonably be expected to put down 10-20% of purchase, depending on your deal numbers, with a total loan amount (purchase + rehab) not to exceed 70-75% of ARV.

You may need to show that you have completed at least 1 fix and flip or hold to get the full cash out, otherwise it may just be a hold back for the renovations and a rate and term refinance for your 1st mortgage
