Race horse owners generally aren't involved in the other disciplines.  

REOs aren't good deals either considering the banks price them damn near the same price as regular owner occupied homes.

As you know since you're kind of local to me, there aren't a ton of options up here.

The consensus was that Sub 2 should be use for short hold periods and that lenders aren't typically calling loans after a Sub 2 transaction is recorded.I asked @Jay Hinrichs specifically what his experience has been with lenders calling Sub 2 loans.

It is about having someone in your corner making sure you aren't getting screwed and that you are buying a property has a clear title and disclosing any issues.  

As long as the people in the front house aren't problematic.
