That assumption is based purely off of Zillow's estimate so who really knows, but in any case,- Would it be wise to go ahead and obtain a HELOC on the property even if I don't plan on using it for awhile?

Last year I had my shocks replaced on a truck.

We are selling and doing a 1031 but it has complicated matters with my parents on the title because I have a second 1031 rolling (parents not on that title) and want to combine proceeds into a single replacement.

Next would be to get a quote to rip up and replace the carpet and repair the holes in the walls.

Speaking purely from the standpoint of you qualifying for another mortgage, you at least need to charge enough to reduce your debt burden and get your DTI ratio below say 50%. 

At this point, thinking of replacing flooring, adding cabinetry, and replacing the counters.

If the home does not have any existing liens outside of the mortgage that is being replaced, I don't see why owner occupants would be unable to buy.

Then ask what it's worth for them.There's no time for them to accrue any meaningful amount in that time span if charging purely interest.
