Thanks John,there is no shared wall but the buildings do touch each other all along the side.It's a private 2 family townhouse, neither a Coop or condo.It is not uninsured yet, the cancellation of the policy goes into effect in 15 more days.

Happy to chat anytime on any of it.A side note- you can't get US mortgages as a Canadian but a lot of the turnkeys work with private lenders who you could get loans through, if you are interested in financing options.
