I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

However, how could you focus on other types of capital to get started:1. your education and mental capital2. your network3. your relationshipsHow could you provide the time and hustle, and someone else brings the capital?

As others have mentioned, a HELOC could be a great way to move your current equity into the new purchase, but if you need those funds for current repairs, I would say that should be prioritized over a new purchase.

If anyone has a few minutes, I'm specifically looking for any metrics I missed that are important, maybe some guidance in terms of what to prioritize here or elsewhere, and just some overall thoughts on if these properties, in theory, could do well.Please note, that I primarily am looking for cash flow in this example!

In this case, it will greatly depend on the individual and their skills and strengths as well.I know I'm not answering the question, but I wanted to remark on the mentality.

(For one, I enjoy working on my properties, and two, I don't get mad in general), but if anything, and this is how I mentally handle the financial blow, I consider the cost an educational expense.

People need to change their mindset from a lack to an abundance mentality and they will see a shift in their lives. 

I'd never try to rent these things due to the problems with renter mentality.

Most brokerages won't have minimums, but good idea create your own mental minimum to meet your financial goals. :)
