@Heather Wear Heather your first step should be to run some preliminary analysis to get a sense of the performance and fragility of the deal.

I also echo the other comments above about finding an engineer and/or land planner to begin preliminary site plans. 

I just put the house under contract and it's supposed to be sight unseen so I might have to wait a bit to further investigate.

I am mostly drawn to the spec house because based on preliminary numbers it should generate substantial ROI, but will see if I can tie up the finance for it. 

I ask because I keep a comparison chart of real estate crowdfunding investments, and I’m constantly on the lookout for new and innovative platforms that I haven’t investigated yet.

In Cottonwood, AZ, I am seeing some home owners selling their homes, and when wells are being tested and investigated, finding that many of them saved money upfront by drilling near the top of the aquifer.
