Yes Bergen Lafayette is The nextup-and-coming neighborhood in Jersey City although you have to be pretty acquainted with the area since there are still some sketchy streets the neighborhood, The Heights is a great neighborhood but it is already overpriced by far, That's just my humble opinion, do we have any of their BP investors active in JC?

If an appraiser comes in and says "Well, the house down the street is worth $150k so that's what we'll comp this at" then I've just thrown $2500 in the garbage.Do you know if a commercial appraiser uses a specific formula, or do they look at the rental income numbers?

@Todd Krzeminski2-3 times a week, I get TK offers in my emails....Yesterday, I got an email from "RentToRetirement"offering a property at $160K with a AVR at $170K..I.Rent for $2195...Did a quick search on Zillow, comparable homes on the street selling for $110K ish, and renting less than $1500....Property in IL....

Area 1 - Did not get a great vibe from this neighborhood . too many boarded up homes, trash on the street etc3 - Triangle below Uni - Closer to university hospital, the houses seem nicer, the closer i got the the freeway to the west, the more run down the neighborhood looked 4 - Clinton Ave - Only drove around the cemetery area, some of the streets seemed very nice.
