I think this one will be appealed.

Our apartment building is near a bus stop so it is appealing to people with no car. 

Hypothetically if I were to purchase this and just do some cosmetic work to make it have a little more curb appeal and charge $550 per unit would this be a deal you guys would pass or go through with?

In any case, those numbers you provided do NOT appeal to the investor in me, even if the property requires no repairs to be worth the ARV (unlikely).  

I may be the only one in my circle that does not have an advanced degree b/c it just never appealed to me and I never saw the need for it.  

The risk here would be that interest rates rise significantly in the next two years and you're left with less appealing terms on the refi than any loan you have right now.

For a majority of people it is really rough out there so I can see how living in a micro house for the price of almost a luxury car appeals to them.

Appeal to their pockets.
