@Roger Sandmann I charge a $25.00 pet fee, per month, per pet.

I did tell her there would be an additional $250 pet security from new tenant.So, two questions:Should I tell her to find a different roommate?

Add to the lease, with increase to rent and pet fee.

Stick to no pets or ask my current tenants on their opinion?

One problem I've had is that a huge number of people who have contacted me have pets, and I'm not allowing pets.

I ask them if they've read through the entire listing, and ensure they know the financial dues on the first payment, the fact there's no pets allowed, etc.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
