Most of my work in the past has involved personally contacting prospective buyers or sellers, with the use of a personal website for my only online support.

If the first prospective tenant that comes along meets your criteria, rent him/her the unit and cancel your ad.  

That 'no PMI' prospect if very enticing, but I fear the adjustable rate.

As a PM you want prospects comfortable when they are looking at a home for rent.

Analytically I'll be following building permits by zone to get an idea of what's going on in our area but if anyone has any other method of analyzing what's really going on in different zip codes by statistics I'd love to hear/see them! 

You want to make the offer contingent upon getting all entitlements and permits for what it is you're looking to do.

I would also pick up a couple of sales books like Cardone's books and Jeb Blount's Fanatical prospecting.

There are some projects that I’d like to do (between the 5/22 closing and 6/1 when tenants move in) that will require a building permit — can I apply for a building permit so that the whole approval process can start now so that we’re set to move forward with our projects once we close?

I am in need of a fair contractor to do some work for me or pull a permits for me.
