@Jay HinrichsYep, it's a promise to pay and has little to do with settlement, default on the deal, pay the note off or you could be sued.Going a step further, buy the place with 100% seller financing, close the deal, title goes to you as a buyer, then, an hour later, sell it for cash, payoff the note, there is no sneaky settlement statement trying to hid fees, perfectly legal and ethical with an informed seller.

TCs manage the literal paper file.. they follow all the dates and make sure the agent is in compliance ( agents dont get paid if their paper work is not perfect in our area LOL) the TC is just an assistant who specializes in handling real estate paper work..
