Not sure how else to protect myself from this abuse allowing online letters never having personally met the patient.  

Jan/Feb, after the holidays, after the family has flown back to the East Coast, etc, is when they start getting ready, not when they actually list.Supply/demand more out of whack than usual, in the sellers' favor, for homes listed in January.I tell my January FTHB to chill and be patient, many lenders/realtors might not.

You just have to go $50-75 below market and be patient. 

Ask yourself what you would rather see when you look in the mirror: a person who collected "their money" at any cost, or someone who wished a cancer patient well as they embarked on the always hard, usually uncertain journey of starting cancer treatment.I know which choice would allow me to look myself in the mirror and still respect myself.

So read books like Joe Fairless's Best Ever Book on Apartment Syndications (lots of good info not just for syndications), listen to multifamily podcasts (good list here ), etc...Finally, be patient!

You just have to know what to look for and be patient.
