You need to determine how much asset protection you gain from the LLC versus how much you lose through either paying higher insurance premiums or taking the risk of not being covered when the time comes.

@Michael KaminskiIf your existing home is on the market the bank could do a traditional bridge loan which is short term and gives you time to sell your home - just want to make sure you have plenty of equity that when it sells it can pay off that loanWhat state you in ?

You might want to create a list of 50-100 prospective properties that meet your criteria using a tool like PropStream, optimize it, and then market to that list up to 30 times a quarter.

A little about me: I'm a two-time combat veteran with the US Air Force.

They find and fix the deals and we sign the checks.The idea was amazing for people whose time is completely eaten up by our employers, looking for a way to create retirement with rental income.However, that is not at all what he did.In reality, he found the crappiest oldest homes ( more like death traps), that no other knowledgeable investor would touch, and upsold them to us for $20-50K more than they were worth, lied about the numbers, and charged us for repairs he never did.
