It is highly effective if done right (follow the rules and form and procedure) and "generally" it is not expensive to implement, even if done on a repeat basis, when you compare it to the ordinary costs of doing real estate transactions (i.e. - real estate agent commissions, loan origination fees, title insurance, etc).

This will typically be about a ten year fix, due to the flexing mentioned above, and deterioration of the surface from improper abrasive cleaning. 2) Gut to the studs, install hardybacker board, medium quality American Standard cast iron/porcelain tub, and ceramic tile surround (without niches for soap dish or shelves- these are always the "weak link" in surrounds and are typically the first area to start deteriorating).

@Michael Plaks what happens when someone makes an investment as a co-GP (instead of LP), getting a share of the cash flow from fees during the hold period (asset mgmt fee, property mgmt fee, etc) - are these cash flows treated as long term capital gains / qualified dividends (15/20% taxation) or ordinary income (tax rate based on income)?
