We have a handful of properties in TN and MS, mostly older homes and maintenance is starting to dig into our profits. 

Here are a few thoughts I have:Market Research: I’m willing to dedicate time to researching potential properties and analyzing market trends to help identify lucrative deals.Networking: I aim to build relationships within the local real estate community, which could open doors to new opportunities for us all.Project Management: My military experience has equipped me with strong organizational and logistical skills that could help streamline processes and improve communication.I would love to hear from seasoned investors about their thoughts on partnering with someone who may not have a financial contribution upfront.

As someone else pointed out, it doesn’t have to be the greatest deal for it to still make sense!

@Justin JohnsonYou need money to get money (leverage) - having an fha mortgage did you put 3% down.Until you get 20%+ down it’s going to be more complex to get leverage and I would argue even if you could get leverage borrowing money with no reserves is a very bad idea

We also have homestead exemptions where I'm at - which an LLC isn't able to take advantage of - so I would investigate the benefits of that as well when considering selling it to yourself.
