My big damages are caused by tenants that skip out on last month's rent and cause damage to the property like holes in walls and doors, living like slobs, etc.

Prior to closing I had a home inspection done on 9/13 and it came back with minor issues such as 1) hole in siding near AC condenser needs to be sealed, 2) GFI outlet at rear of house will not test 3) AC condenser needs cleaning 4) leak noted under kitchen sink 5) no door return installed on front of security door and 5) could not enter second bedroom at time of inspection, inspector was told occupant had Covid (a convenient excuse I'm sure).

If I don't get a response from the case worker in the next couple days (by Feb 1), I may need to start the eviction process.I would just tell any landlords that if a tenant comes to you saying that there is a government program (e.g, ERAP) that will help pay their rent, even if it is a legitimate program - don't hold your breath, don't patiently wait for the program, and don't dig your hole deeper like I did.

Meaning it needs to be in livable condition - utilities are on & functional and there are no major problems like a hole in the roof.

If you do decide to pull the money out, make sure it is filling the gap of the lost COC every month or at least be close as you would still be gaining the loan paydown and the other monetary advantages to owning more real estate.

Paying 12% for 30k isn't going to help you get started for the most part, it's more likely to dig you a hole.
