I've noticed that each state may treat mobile homes differently.

There are two section 8 tenants, one paying $600 and another paying $500 (not sure why different, but that should give a better idea of market rent)* Price is $27K/unit; will offer $25K and might settle at $26K* Buildings are in nice shape; built in '72, seller has upgraded alot of mechanicals in past few years.* If I can move average rents to $500-550 range, in my market I believe this will add at least $100K to value.

Of course, the structure and the mechanics of the reverse exchange are a little more complex than the forward exchange but the basic conditions for a fully deferred, tax free exchange, that I outlined in my previous response, still apply to the reverse exchange and to the construction exchange.Only in the rare instance of a direct exchange (simultaneous exchange, or two party exchange), are the conditions just a little different.

Now that it's 2012 and mobile phones and tablets are exploding, I think this is a valid question to pursue again.
