I know that it used to be common to mix diesel with used oil or tranny fluid what ever was handy .It was used for termites carpenter ants any other wood munchers they drilled into the ground and also sprayed exterior of buildings and wood floors of trailers to help preserve the wood.

Certainly no shortage of housing options to choose from and an interesting oil based economy there.

Several years ago, I was researching an offer for some mineral rights, calling land people in Texas and giving them the name of the prospective buyer.

Anyway, I've learned that over the years that if a RE guru paints this long drawn out picture that you suck, but our program/software can make you not suck, it's probably snake oil.
