If you have capital coming to you... maybe you need to cast a wider net.. there is more than one way to do very well in the market place.. your a smart guy .. don't get blinders on .. or if you are only going to judge a deal based on what you could pay for something post GFC then your probably going to not be doing much going forward.. until we have another great crash in values.. which history tells us can and will happen at some point.For me I see our US market as being about as strong as it has ever been or at least since I have been toiling in this industry the last 41 years and here is my reasoning.1. millions of properties were bought at the bottom of the trough for far less than replacement value... so good fundimentals going in.2.

I have read that this is still a hazard and soil-testing should be done because the owner does not have documentation showing the tank was properly decommissioned and no leaks were detected (soil tested and cleared of spillage).
