Sellers routinely inflate their numbers to put the property in the best light but I think your evaluation is probably off as well.

How do you determine if drywall/sheetrock should be replaced or is it possible to lightly sand and do new texture?

We have a 2 flat with a crawl space and when I sent our plumber down there to repair a sewer issue he sent me pictures of 15-25 rat burrows under this building and he saw them all retreat into the burrows when they shined light on it. 

BASED ON MY EXPERIENCE they are interested in everything you want to touch on the exterior of the property, including landscaping, lighting, door hardware, shutters, windows, decks and porches, driveways, etc.

but what happens when it adjusts after the fixed rate period" fear borrowers have that casts a bad light on the arms.

When done will clean everything up and paint the walls white, add more lighting.
