I am just starting out in wholesaling and just dropped my first yellow letter campaign with a partner this week (1500 letters). 

@Peter Sanchez I may have not worded it as intended, but I was not referring to situations where a stock slowly drops over the course of time, but rather a crisis.

Was supposed to be a quick job that turned into an all day affair including a dropped paint bucket from 15ft up (splattering over nearby walls/doors) along with him leaving more of a disaster on the ceilings and creating twice as much work from me.

I am planning to build up some cash reserves and then hopefully in 3 to 5 years drop wholesaling for just flips and holds depending on the deal.

I may just start dropping the price, as I'm currently looking at going in on a small apt complex with a few others and would like to have the funds more liquid.

Tell seller to drop the sales price by $1k and give you $1k credit and move on.

Prices are going up now, but what if the market drops again?

If you file too many claims your insurance will increase your premiums a bunch or drop you all together.
