When I purchased the property, there was a small amount of pervious water damage to the ceiling in the kitchen, directly under the bathroom.

Problem with customer buying materials and no mark up for us , first how do the materials get to the job ( I get them delivered)  Second , I accidently damage a kitchen cabinet while installing , if I have profit on the materials I can absorb the damage .  

What buyer would not prefer financing an additional 20 or 30k at 4% when it will buy you a freshly floored, painted, house with retiled baths and stainless kitchen with granite countertops?

To bump this post as I think it will add some great value to the BP community here is a headstart:Home improvement stores: Home depot, Lowes, Menards, ACE, Southerlands, Meeks, lumber liquidators etcProduct types: construction supplies (sheetrock, roofing etc), electrical fixtures, vanities, kitchen cabinets, countertops, flooring, landscaping, Prehung doors, windows, appliances, HVAC etcWho is the best at what?

The electric,plumbing, new windows, kitchen and floor plan has all been upgraded.

The house needs about 40k worth of work (New Roof, interior and exterior Paint, Flooring, possibly new plumbing, kitchen cabinets, kitchen appliances, lighting)  subbed out and around 25-30k if I put in some sweat equity and take away some upgrades.

Reconfigure the kitchen, paint cabinets, new hardware, new laminate counters, "tin" backsplash, new stainless appliances.Remove carpet and refinish hardwood floors in living and bedrooms.

I never use my contractor to do my Kitchens.
