If you pulled out a per sf from the internet, expect to add at least half, ie 100/sf on other states be at 150/sf in SoCal.

I read somewhere on the Internet (and hence would like to confirm) that this rental cap number is determine based off number of investor-owned properties in the neighborhood.

I actually am a real estate agent, and I haven't been showing my own rental listings this year because I have two rehabs going, so instead of putting 2 of the 3 properties of our current rentals that became available this year on the internet and getting bombarded with all of that, I listed the properties *only* in MLS, blocked the feed to the internet, and am letting other agents deal with showing them.

As I approach the finish line for my new venture in rehabbing (you can read about it here ) one of the needs I realized besides other, is that I must have a person readily available for deliveries, pickup material, somebody that can do my scouting of properties, do a daily check on the progress and quality, make payments to people that do not use internet banking etc...In other words, boots on the ground, since I live 4 hours away, and my partner is just too busy to do these things efficiently.For that reason I found a person that can do all these tasks, after his current daily job, and even self perform some things.
