I am not trying to discourage anyone, as you can eventually get to a point to where other people can do most things for you, but getting there generally takes a long time (finding intelligent, reliable people is not easy).

I don't know how much it cost you for renovation, but most of these homes are pure cosmetic rehabs that I can get done for $10k to $15k easy, and that still puts me in the $49k bracket.

Kyle it's an easy decision.It's like a custom house where you have to find that ONE buyer to love it versus a neutral house that appeals to the masses.If it's a deep blue it's worth it to buy some primer first so you don't have to put on 4 coats of paint to cover it.To paint the kitchen you might have 50 to 60 bucks in materials if you do yourself.You will get that back alone with the first months rent payment.My experience is tenants will take an off color but then they want a discount for it.My apartments are 1,200 sq ft units.I get 5 gallons of Home Depot paint for 53.00.

Also, paint the walls a darker neutral color, it will not show as much wear and tear and will be easy to touch up when the tenants move out.

The property type and area you are describing sounds like you could buy it, fix it up, and rent it out for a good return, but I don't think it would be as easy to flip.
