I'd start with the unit you plan to occupy, and then once you are in, I think it becomes much easier. 

One thing that I have been very interested in is wholesaling, but not in the way most people talk about it.

But if I had to fly to a market I wanted to buy in, I would find somebody on the ground to do most of the leg work and then fly in for a day or two and meet them and see the properties.

The deal that I kept the seller in is my benchmark bad deal. 

Many here advise just jumping in, I say rehabs are much more involved and risky than an inexperienced person should tackle without an experienced advisor.

The seller wants you to work for an inflated price and the monster cash flow you thought was coming in is eaten up by repairs.Now you do not have the cash flow you thought, are working like a dog as the owner, and it isn't even worth it because the note is too much over market value.
