Then, practice having such conversations with others and then talk to them.   

To add to the above posts, a $30-40 application fee is accepted practice and understood by most renters.

That may seem absurd but in large servicer operations it is not practical for the mailing lists to be updated with items sent and not received.

I'm not sure if this is a common practice.

I'm open to any recommendations for other attorneys in the area and familiar with NJ specific tenant landlord law and practice. 

Years ago in a previous chapter of life, I was a speech pathologist with a private practice in the Northwest.  

Is that a normal practice?  

It's just not practical unless you are really towing heavy or have some other need for it.
