Everybody on here talks about hunting down the best deals, but your book addresses financing before anything else.

So I am hunting for the right fit.I am also loosing interest in managing our properties personally, and while we probably have enough room on the home to pay for a property manager, it would wipe out much of the cashflow.

I'm looking to sell some homes in Florida via a Land Trust - using an installment sale of the beneficial interest.Currently hunting for an attorney to get this done.Can anyone recommend an attorney that understands Land Trusts in Florida?

If you don't know where to start, probate is NOT the place for you, at least not for a long while.Go hunt down defaulted homeowners where the motivation to sell is obvious.

I know in theory it's an incentive to listing agents to convince their clients to accept a lower price, but I'd rather have 20 or 30 buyers agents working for me with full 3% commission, if not more, so that they are actively hunting deals, and they get paid when a deal is found, which does not increase the price to you.

Everything i have seen/read/heard on BP indicates to look for properties listed below the estimated ARV if hunting on the MLS (but this could indicate the need for fixing up...unless the seller has other motivations).
