For example, Rentometer would consider a 3 bedroom 2 bath single family house and a 3 bedroom 1 bath apartment to be comparable properties for determining the rent amount. 

He was upside down, house become unlivable and he moved out.

Good point above on 84, they have great prices on lumber- most pro framers use them.When calling supply houses always ask for framers who pay their bills on time.

I've already reached out to two dealers — one doesn't operate in Massachusetts, and the other provided a quote of $4500 for the smallest appliance.

Long story short I’m acquiring the house with existing tenants.  

There could possibly be a prepayment penalty in the note, however.Or do you mean, can the buyer keep the note in place after selling the house?

My trip to Montana next week is facing the same thing I had to rent a little house there and of course would you not know it but snow in the forecast and so being on the lake is going to be freezing $ss .
