What's the value of the property and the loan amount proposed (assuming this is a purchase)...if that's 7% on an amortized basis, it's not horrible, but if your credit is solid, then there are possibly better options, depending on certain deal factors and you may be able to get a lower rate than what's being put in front of you. 

I've realized that the appreciation is this neighborhood is horrible.

I am hoping what I'm reading between the lines is that some agents aren't very good at real estate investing, just like my son's soccer coach was a horrible soccer player (I played with him in high school.)

Although I will say I'm very happy one of the prospects gave me the feedback she did because it showed my how horrible of a tenant she would have really been. 

I would sit down with a lawyer and figure out exactly what you need for him to be an employee, how to cover him, and a contract that includes current and future duties, because we don't plan for sunshine, we plan for horrible tsunami's created by fault lines that end up as life shattering disasters.
