Essentially, they drafted a resolution to the LLC, which stated that: 1) on behalf of the LLC, the members are authorized to execute and deliver resolutions, 2) certify that the following changes were duly adopted and are in force, 3) remove member from LLC in accordance with your operating agreement, 4) revert ownership interest back to the remaining member (you), 5) resolve that the removed member will no longer have any ownership interest in the LLC, and 6) then add the new member (your wife) in accordance with your operating agreement, transferring whatever ownership interests you desire from the percentage that you possess.

@Steve Vaughan just look back in history who got rich during the gold rush's it was the vendors selling the pots and pans .. same with wholesaling its not the one's doing it.. its those that sell the ideas or scheme's and those that provide the materials be it direct mail and or signs etc.. they get paid no matter what the success is.In my mind and its talked about a lot wholesaling the way folks think they should do it is a very advanced strategy that takes capital to be successful.. or being in the business as an agent.being out there on an island by yourself is pretty tough.. of course people fall into deals as well. if you look at the top wholesalers on this site..

The Developer may say or write something to appease you, but if/when the Governing Docs pass the power to a newly elected Board after a certain percentage of units has sold, that Board and the HOA Membership may well have authority to change certain rules.The comment above about reviewing the Budget is also critical.

For future reference, my lease agreement requires Tenant to provide me with at least one "emergency contact" that they authorize to act on their behalf in case of death, incarceration, or incapacitation.
