I'm in the process of trying to find a lender either in the US or Canada that will work with Canadian buyers which will allow me to take on bigger projects and reduce my own capital investment.

We are keeping our money in the property for later unlike a flipper, who would sell for maximum profits and then be able to hire more people, do more deals, hire, etc. 

I have been in the process of learning how to run the numbers myself as well as with help with very experienced agents on my team who have worked with many many investors.

That would give you a chance to experience the home buying process, the rehab process, and get educated without getting over your ski's. 

It's a good thing I'll be able to adjust rents up however, because operating expenses have gone way up also thanks to steeply increasing property taxes, insurance, utilities, lawn care, snow removal, appliances, hiring anyone to do anything, materials, price per square foot to remodel, etc. all goods and services have gone way up.  

@Carlos Paz It was good for me, it's very straight forward step-by-step process.

In general home warranties suck...... the people they hire to "fix" the issue suck..... the job they do suck....customer service sucks.They band aid the issue at best and then charge you every time them come back and fix the issue again.If you run the numbers, you are often better off setting the $$ aside and paying straight up for any work needed.Every so often you will have someone that has it "pay out".... they replaced the 4k HVAC system etc..... its rare....like winning the lottery.The House always wins...... they make gobs of $$ because what they pay out is tiny compared to what they take in....that's how insurance works or no company would be doing it

This isn’t necessarily a problem, but I wouldn’t have the time to do any part of the renovations myself, so I would have to hire a team to do it all.
