I was firm with the tenants multiple times over text/in person and essentially hardballed them with a strict deadline saying their items may get damaged by contractors by this date, and they ended up clearing everything out.Didn’t have to pay them any cash, hire an attorney, build a shed, or pay for storage.

I did use the same lender which hired the same appraiser for my initial purchase so that could have been the issue.

If you are operating as the PM for your properties or others, this is a good coverage to have.  3)  Hired & Non-owned Auto and Workers Compensation are good to have if you are acting as your own PM and directing 3rd party handyman, contractors and vendors on and off your property.
