It's a little ridiculous, but he has a waterproofed P&L from his own Lake Tahoe vacation home on AirBnB (when he's not using it) that he busts out right there in the hot tub... say what you want, he practices what he preaches.

Tenant 1.hoarders are destructive and usually a health/fire hazard and insect infestation problem.
