@Matt Vezina  its a cash and carry business . only people I know that get debt on timber ground are those in deeply in the business or families that own substantial timberland assets.. just going out and buying 50 to 100 acre of timber ground its cash only or what most do is have sellers carry back and then they will put a deed restriction on timber harvesting until they are paid unless they are rookies.. a lot of crooks and I don't like to mention this on BP and give those nefarious folks any ammo .. but it was classic that some seller had no clue about timber value.. someone got them to owner finance and did not restrict the timber in the deed... buyer logged it all ... and stopped making payments leaving seller with a stump farm :( these are the ugly side of timber
