I actually need a photographer for a listing.

Not meaning to start a raging debate about who's right, because I suspect any competent pro in the list above could do a fine job.Just curious about what the thinking is behind the various doc prep routes I've read about from BPers so far, and which one might fit my PM lender situation the best.Cheers, and thanks for any insight!

I feel like any time I spend showing homes, makes me a stronger agent in the future because I'm better at comps for listings and know the homes before I get my other buyers in them.

I have done a lot of analysis on MLS listings including the more detailed Frank Gallinelli version of using NOI and cash flow to derive IRR and shortlisted 4 multifamily units from 100s that I looked through that I want to pursue and which offer a good COC and cash flow per unit.

Our problem is we haven't began to build our buyers list.

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

I would look at the listing they've created for your property, see where they've listed it, like costar, loopnet.

It raises a few alarm bells to me that he's not just listing it to sell if he wants out and his debts are adding up.
