some will look for a landlord who doesn't screen as well as an apt complex They will often find them since there are lots of landlords with only a few houses and no real screening process or at least one less stringent than an apt complex.

I figure once I quit I'll get even better at this, since I'll have more time to scope out the best deals and maybe manage some of them on my own for better tenant screening and more profits.

Freelancer.com or a similar website where you can post what you want done would be good for finding somebody to do this.The best method to get a good person to do this is to create a screen capture video where you record the screens and your voice as you walk through the county website and say which fields of information you need pulled into a spreadsheet/database.Not a simple process, but a big benefit is that I doubt others are doing this and that means little competition for you.

Yeah, screen your tenants well and you will more than likely not have those kinds of problems.The deductible is a bad idea because its customary that because they are renting the house they are not responsible for normal wear and tear (which is subjective in some cases) but its one of the few benefits of renting over owning a home.If you start charging them deductibles then they might as well buy a house.Just my opinion.
