@Steve Morris As a contractor myself, these conversations always drive me nuts.

I was mostly in a very small fishing village called Playa Gigante which just north of San Juan del sur.

I had the same problem with 3 vacancies, drove me nuts until I finally figured out the problem, which wasn't well documented.

Better to find the fish the sharks aren't looking at and take it quietly.I also agree with @Chris Mason look for those "hidden" things about a property that make it possible.

Knowing that I don't know the intricacies of the business and wanting to leap frog over some of the normal issues that come up, I contacted John Fedro after listening to his BP podcast and reading his blog/posts on the subject.I will be starting to work with him on Monday and hopefully start learning the nuts and bolts of the business and benefit from his 15 years investing in MHs. 

I have alot of investors from California invest here in Columbus, mainly because its affordable, cash flow is there, and appreciation is nuts, all great things for BRRRs.

Which is why I was surprised at some of the odd advise they gave.Did you actually have a paid engagement in place with this firm, or did you call up a firm somewhere and fish for free advice?
