After months of searching, I have found a property that finally makes sense to "house hack".

Wholesalers without a good process and good book of contacts are just about worthless to investors.

I’ve read tons of books and have finally got my foot in the door.

Not exactly an investment since it will eventually be a primary residence, but we may have a few ways to generate some monthly income before in the meantime (and possibly have some small part of it function as a light income property with we finally break ground).Couple newbie details in case anyone has any insight.

Even better, I recently and finally felt what it's like - on the receiving side - of authentic "give before you get." 

a) Can they pick it anytime from the title company or can the title company send the seller a check for the earnest money anytime. b) Or does the seller have to wait to get the earnest money when they get their final check?

I am in my final Semester of college and my internship will come to an end Oct. 1st then we will move back to the place we want to live an build our lives.

I mean there are also numberous repair cost books called construction estimating books but who in the world understands them and how accurate would they be in any particular case?
