The same lender isn't willing to extend a little more credit?

It protects you in the case of a lawsuit, but having a very large coverage amount also makes you a more attractive target for lawyers.Also, did you ask if your regular residential insurance company would be willing to extend insurance on these properties?

I'd give him the multiple options so you can either walk away with more security (longer duration) or slightly more rent income. 

Since your property is zoned as RM, I’d take advantage of extending the property into a duplex; rather than adding a ADU.

@Richard Sherman I plan on living in one of the sides for the duration of the year that you have to let mature for the FHA loan, this also gives me an empty vessel so I am able to make my repairs without working around someone.

That's even more awesome if your network extends down to SD! 

The problem was me accidentally paying another month, which extended my lease.
