I was using the term facetiously in order to get attention in order to get experienced advice on some issues I have(had) with some new properties, as a new landlord.Also FWIW I've stuck more money into fixing the properties up in the last 5 months than the previous landlords did in the last 10 years, and I haven't raised rent either.

It required me to put together a professional offering package that answered all questions, showed and proved probable outcomes, and also bring together an experienced team to develop.Often what many newbies to project syndication believe is that if the can point to a potential opportunity, they are tied into the equity through the end.  

There is plenty here on BP even for the experienced investor. 

They offer great tips and information from experienced investors.
