Millionaires are Made During Recessions: What's your strategy?
31 July 2022 | 27 replies
Because I am investing in assets and asset classes that I expect to generate returns in excess of inflation over extraordinarily long time periods, all I have to do is:- Make sure that I continuously maintain a large surplus net of income/expenses with each passing month- Maintain a fortified emergency reserve that can withstand recessions (reminder that Lines of Credit dry up in recessions, as many investors are seeing right now!

Short Sale Double Closing
16 October 2008 | 18 replies
I am curious how a simultaneous close can be successfully done in a short sale...if the bank gives an approval at 100K...I find an end buyer at 130K...does the title company disclose or not disclose to the foreclosing lender that I closed previously at price of 130K and then am using 100K out of that 130K to close on my end...won't the foreclosing lender argue that they are entitled to the excess funds?

I saw them charging in excess of $600-$900 (Like I used to) and KNEW they didn't have the capacity to support a student the way someone who's been there "emotionally" can. What I mean is that I've been there, I've done it, I've won massively and I've lost massively.

Building a Bulletproof Bathroom in a Duplex
22 January 2013 | 11 replies
One other point I have is to make sure the bathroom has a good proper sized exhaust fan, steam moisture does more damage then anything, I also try to have the overhead light wired with the fan so when light is on, so is fan, saves those tenants who cant get the point of the fan or that it actually needs to be turned on to work.My home bath I installed a push button timer switch that has different settings ( 10,20,30 etc) saves the kids from leaving it run all the time.
